Q1 apts. 5405 & 4804 - managed OFF-SITE

We privately own & manage two “high-floor, ocean view” units (apts.) in Q1 Gold Coast: 3 brm unit 5405 (level 54, 205 sq.m.) and 2 brm+ unit 4804 (level 48, 160 sq.m.). We manage ourselves because we live in the Gold Coast and this is our business.

 Mantra (previously: Stella Resorts) is the official Q1 Resort & Spa “on-site manager” for those private owners who have authorized Mantra (Stella) to manage their Q1 apartments to maximise income from holiday accommodation.

 

Q1 Resort has 520 apartments, divided approximately as follows: 150 managed by Stella, 115 managed by private owners directly or through agents. We manage our Q1 apartments under the trade name: Gold Coast Luxury Apartments (to confirm our legitimacy, prospective guests can request a copy of a rates notice and/or a copy of our Business Name Registration Certificate, and our ABN). In general, our competitive advantage is that we can offer a more personal & economical service. For example, we don’t like Stella, have to pay commissions to travel agents/airlines to procure bookings. 

 

Mantra Group is a major tourist operator, and has stated that legitimate private operators, like ourselves, should  clearly distinguish our “off-site” operations from their “on site” operations in Q1. This is a reasonable request, and we do this below, but also highlight some of our advantages:

Furniture

Stella provides functional standard furniture packages for all its Q1 apartments.

Cleaning, maintenance &repairs

Location of Q1 apartments within Q1 Resort

Apt. location subject to availability when check in. Most of their apts. located up to level 42. Their “high rise” category starts on level 20 -  but these give good views.

We guarantee, level 48 or 54 i.e. our “high rise” definition is from level 48.  Very few apts. available from anyone above level 54. Best ocean views are from levels >42 of Q1 Resort

 

 

 

 

 

 

 

 

 

Misleading websites

Stella may take action against websites giving the impression that handle listings for the entire resort.

Our websites makes it clear that we are owners/managers of only two identified apts. in Q1.

 

 

 

 

 

 

 

 

 

Reception service

Guests can check in/out using 24 hour reception service.

We provide personal check in. Check out: guests just leave keys in apt.

 

 

 

 

 

 

 

 

 

Check-in/out times

Anytime - 24 hour service. Check in time at most resorts is 2 pm. Check out at most resorts is 10 a.m. – there is extra charge for late check out.

There is no extra charge for out-of-hours check-in/out. Normal check-in time is 2 pm. but we can usually do earlier. Check out time is 10 am. with no exceptions.

 

 

 

 

 

 

 

 

 

Concierge service

Guests have 24 hour services.

Additional fees

On-site management make this clear to their guests
